Key Compliance (KC) was established to specifically assist owners and property/asset managers in fire risk assessments and address fire safety issues in properties. KC is an independent fire safety and compliance consultancy servicing the property industry. Dennis has had over 30 years experience in the building industry, with a focus developed over the past 20 years on fire safety in buildings.

Dennis holds a Bachelor of Building Degree (Honours 1) from UNSW and is also a member of boththe Australian Institute of Building (AIB) and the Fire Protection Association of Australia (FPAA).

Why do you need a fire safety compliance consultant?

All types of properties are required to have a certain level of fire safety protection – this is required by various regulations and it is the legal obligation of all property owners to provide a safe and healthy environment in their buildings. KC’s objective is to conduct fire safety inspections and to work with owners and managers to mitigate the fire risk in achieving and maintaining essential services compliance. The type of building involved can be various, e.g.:

  • Residential (multi storey or larger sized properties; motels; hotels)
  • Commercial
  • Institutional
  • Retail (Individual shops to large Shopping Centre)
  • Industrial
  • Entertainment (clubs; hotels; nightclubs; cinemas)
  • Medical (Professional suites to Hospital complex)
  • Plant facilities (petrochemical etc.)

Assistance is provided for fire risk assessments, building upgrade works, provision of Annual Fire Safety Statements, assisting with resolving Council imposed fire safety orders, and fire safety inspections of properties to determine what level of fire safety protection is required.

What are your duties as a property owner?

Property owners have a legal obligation to protect the public at large and must do everything within their power to do so. In the event of non-compliance, the local Authority (i.e. Council) has the authority under the regulations to issue a fire safety order demanding compliance of the fire safety measures, otherwise legal force (including financial penalties) will be imposed to resolve the matter.It is the owner’s responsibility to maintain compliant fire safety measures and to lodge an Annual Fire Safety Statement (AFSS) with the local Authority, otherwise fines can be introduced on a weekly basis (increasing each time) until the statement is provided.
